How Ortelius works for land partners — and what we do and don't do.

Is Ortelius a broker, agent, or dealmaker?

No. Ortelius is a software and information platform. We do not act as a real estate broker, agent, or fiduciary for any party. We do not negotiate, sign, or close transactions on anyone's behalf. Any agreement is made directly between a developer and a land partner.

Then what does Ortelius actually do?

We surface candidate sites to developers, and we pass along indicative offers to land partners. Think of us as an introduction and information layer — the parties themselves decide whether to engage and on what terms.

For Land Partners

Does Ortelius make deals or sign anything on my behalf?

No — never. Ortelius does not represent you, negotiate for you, or agree to anything for you. We only pass along interest and offers we receive so you can decide what to do. You remain in full control and are free to say no, counter, or walk away at any time.

What do I need to do to work with Ortelius?

You verify that you're the owner or an authorized representative of the property, and you complete a short questionnaire covering the parcel and what you'd consider. From there we handle the outreach, and bring any offers back to you.

Does it cost anything to list my property?

Nothing. Listing your property, having it analyzed, and receiving offers are free to land partners at every stage. There are no listing fees and no commissions taken from what a buyer pays you. Ortelius is compensated by the buy side when a transaction closes.

Is my personal information shown to developers?

We do not publish your name, contact details, or other personal information to buyers browsing the platform. Developers submit interest without seeing any of your personal information. You decide if and when to make contact.

How does a developer's offer reach me?

When a developer submits an indicative offer on your land, we forward the relevant details to you. These are early-stage, non-binding expressions of interest — a starting point for a conversation, not a commitment.

Am I obligated to accept any offer?

Absolutely not. Every offer is indicative and non-binding. Nothing is agreed unless you choose to enter into a separate, signed agreement directly with the developer. We strongly recommend using your own attorney and advisors before signing anything.

What does the buying process look like?

Usually it's one agreement with two parts: the option and the exercise. During the option period, often lasting two to five years, the buyer pays you an annual fee to hold the site exclusively while they run diligence and obtain permits. You keep using the land, but agree not to build on it during this time. The agreement also determines what happens if they exercise: a purchase of the property or a long-term lease with a much higher term payout.

Can I set preferences for what I'd consider?

Yes. Land partner preferences — acceptable structures, price expectations, timing — are gathered during outreach so that only relevant offers reach you.

How long does the process take?

Timelines vary by site. Site analysis happens quickly; whether and when developers express interest depends on demand for your region, power availability, and their own diligence.
